How to search permits in Miami-Dade, step by step
- Go to miamidade.gov/building, scroll to More Permit Services and click Building Permits Search. That opens the Building Permit Selection Menu.
- Check the jurisdiction first. The county's records cover unincorporated Miami-Dade. A folio starting with 30 is county; anything else belongs to a city building department, such as Miami or Hialeah.
- By address: type it the county's way, like
11805 SW 26 ST. Leave off city, state and ZIP, and abbreviate ST, AVE and RD. - By permit or process number: use the permit history or project status options to see inspections, holds and whether the permit is finaled.
- By contractor license: one option lists every permit pulled under a contractor's license. Run it on a builder and you see their whole pipeline.
- Pick an option, enter the details and click Submit.
Steps are from the county's RER permit guide and public records page. Plans aren't in the search; the county's Microfilm unit handles those requests.
Searching one address at a time won't show you what's new this week. The FirstBid Miami-Dade board lists newly issued NEW building permits each morning, and you can check any of them in the county search.
How the Miami-Dade permit process works
RER issues separate electrical, mechanical, plumbing and roofing permits, each with its own forms and checklists (RER Building). Roofing work also has to meet county Product Approval rules.
- Code change: the Florida Building Code 9th (2026) Edition takes effect December 31, 2026, and applications submitted on or after that date must comply.
- Virtual inspections: the county offers on-demand virtual inspections.
- In person: the county's Permitting and Inspection Center is at 11805 SW 26 Street.
